Set in the heart of The Sands village, The Sands Room is a warm and inviting space, perfectly suited to celebrations, classes, and community gatherings.

About us
The Sands Room was built in 1897. It was a gift to the people of the village by Mrs T M Kitchin who lived at Great Down on the Hog’s Back above the Seale Valley. The Sands Room sits in its own beautiful gardens adjacent to the Sands Recreation Ground and consists of a hall with small stage area with a well stocked kitchen. The hall measures 16.75m x 6m with 3m useable height.
Usage of The Sands Room has steadily increased over the last few years and regular users include the local Wednesday Group, bridge club, art classes, yoga and Pilates classes. It is also used as a Polling Station, for Parish Council meetings, christening celebrations, wedding receptions and all manner of community events including our annual Summer Show and street parties.
There is limited parking on-site, though on street parking is available, plus parking is also available in the Seale and Sands Royal British Legion's car park on weekdays until 6pm.
A small Volunteer Management Committee is responsible for the day to day administration of The Sands Room which is self-financing from income generated from rentals. New committee members are always welcome to join the team.

The main hall is approximately 17m long by 6m wide, with a vaulted ceiling and a usable internal clearance of approximately 3 metres. Please check dimensions carefully for inflatables or tall equipment.
The maximum capacity is x50 people.

There is limited parking on site and additional parking available along the road.
Hirers may use the Royal British Legion car park, next-door-but-one Monday - Friday until 6pm.

Yes of course. A Provisional Booking is an enquiry that has been made, but not been confirmed. So please feel free to ask about the date as the other party may decide not to book.
You may not be able to enter your preferred times if they overlap with the other Provisional Booking - but don’t worry, either enter a different time that is free and make a note of your preferred time in the Special Requirements box or send us an email.

Charges for 1st September 2025 to 31st August 2026
Monday-Sunday - Standard Charge £20.00 per hour
Monday-Sunday - Daily Rate 9.00am-5.00pm £120.00
Monday-Sunday - Regular Bookers Rate £12.50 (when x6 or more sessions are booked)
Special Event Day Rate (weddings, corporate events) - 9.00am-Midnight - £600.00 (set-up the evening before and break down the morning after possible if available)
Community Events - Please contact us for information
A £500.00 deposit for special events and larger gatherings may be required.

Included within your hire is use of the main hall, kitchen and garden areas, tables and chairs to seat x50 people
The kitchen is stocked with cutlery, crockery and glassware. There is a fridge freezer, cooker, microwave, kettle and hot water heater.
We do not have the facility to dispose of waste - please take your rubbish home at the end of your hire.

Yes we do. Either in the main hall or outside in the garden. We do need to see insurance details from your provider before the day of your event.

We are unable to recommend any suppliers of inflatables or entertainment equipment.

We do not have an alcohol license. If you are planning to sell alcohol you will need to apply to Guildford Borough Council for a Temporary Events Notice. If you have alcohol on site but do not intend to sell it, a licence is not required.
